My partner and I built over 400 townhome-style one-bedroom units. We opted for one-bedroom units due to parking limitations; we had to provide at least one bedroom. We preferred the townhome design because it worked well for single-lot deals. We didn't need to install an elevator; a handicap lift was sufficient.
We found that townhome-style units commanded similar rents to flat-style units in amenitized buildings. Tenants were drawn to features such as rooftop access and small mezzanines that could serve as home offices.
