Mechanical - Scope of Work
Perform Construction work on regular work week basis and weekends (M-F and Saturday)
In the event of a discrepancy the SOW supersedes the plans.
Part I: Garage/Common/Corridor Ventilation $____________
Provide and install exhaust and/or supply fans to serve the garage, corridor, and trash/recycling ventilation, including carbon monoxide monitoring sensors (per plans)
1. Provide and install all related louvers and sheet metal ductwork.
2. Provide and install ventilation to recycler, bicycle, electrical and trash areas (#___) exhaust/supply fans per plan.
3. Provide and install a Honeywell CO monitoring system with (#___) sensors, control panel, and strobe/horn.
4. Provide for start-up and test for proper operation.
Part II: HVAC Apartment $____________
1. Provide crane lift to perform all necessary work to complete the HVAC contract.
2. Provide and install (#____) #___ ton ________(brand) #___ SEER heat pump condenser with _________(brand) ceiling mounted fan coils to serve the residential units
3. Provide and install all related sheet metal plenums (internally lined with insulation), refrigeration lines with 3⁄4” thick insulation, R-6.0 rated insulated metal jacket foil flex, wrapped sheet metal ductwork as shown on plans, supply air outlet boxes, bar-type registers and low voltage wiring (per plan)
4. Provide and install (#___) Nest $160 digital thermostats.
5. Provide and install Supply Air, including ducts and grilles, in accordance with plans.
6. Provide and install Return, service and return door under fan coil and filter rack.
7. Provide start-up and test for proper operation.
8. Provide kill switch when applicable
9. Provide and install all bar type standard ceilings and wall mount grilles as noted on the plans.
10. Provide and install WHITE access panel for the ceiling mounted fan coil per plan.
Part III: Ventilation: Bathroom Fan Vents, Kitchen Hood Vents, Dryer Vents $____________
1. BATHROOM: Provide and install ducts and fans for bathrooms.
2. KITCHEN: Provide and install (#____) kitchen vents with standard galvanized sheet metal termination caps. Final connection to appliance by HVAC sub.
3. Provide and install (#___) dryer vents and related cleanouts with standard galvanized sheet metal termination caps. Final connection to appliance by HVAC sub.
4. KITCHEN: Provide and install (#___) final connection of kitchen venting to kitchen hood. Final connection to appliance by HVAC sub.
Part IV: Duct Pressurization Pretest $____________
Provide for duct pressurization pre-test on all air conditioning/heating systems.
Part V: Vibration ISO Springs $____________
Provide and install vibration ISO springs for all rooftop condensing units.
Part VI :
Any openings on deck to be laid out per plans (HVAC, Architectural, Structural) after meeting with Project Manager for approval
HVAC work not to be started until meeting with Project Manager, Plumber, Fire Sprinkler and Framing company has been done and a layout agreed upon according to Plans (HVAC, Architectural, Structural)
Mandatory Meeting to be scheduled after first floor framing is complete or earlier upon Project Managers approval if plausible. Any changes needed after meeting are to be discussed with Project Foreman and brought to the attention of other subs (Plumber, Framer, Fire Sprinkler) before changes are started. Meetings are to

be performed once more for every floor after that in the same manner.
Foreman present at meeting is to be responsible for layout designed and approved during meeting for that floor (while taking all other floors into consideration) an any changes needed after (due to error in layout or error in preceding floor layout) is at subcontractors’ expense
Any Errors or Conflicts seen, or changes that need to be done in order to perform work for original contract must be brought up to GC prior to signing of the original contract so that not to create change orders down the road
NOTES: HVAC sub to provide HERS Rating and Certification since it is part of Title 24.
● All roof flashings need to be either a single piece or soldered.
● All condensing units shall be strapped on the vertical face of the platforms, no horizontal penetrations allowed without EXPLICIT permission from GC. Units to be secured with straps to the SIDE of the platform (see pic)
Permits: HVAC Sub contractor will coordinate permits with the city as needed - fee to be paid by owner.
Warranty: Parts and labor limited warranty for a period of one-year from Certificate of Occupancy date. 2nd Year thereafter is the manufacturer standard warranty or warranties. Warranty is based on normal usage and scheduled maintenance.

EXCLUSIONS: Mechanical plans, permit and or fees, high voltage wiring and related components, MAG Starters and/or relays, high and low voltage conduit, bathroom exhaust fans and/or final connections, kitchen venting, kitchen hoods, gas lines (if any), condensation lines, condensation pumps, final connection of electrical and plumbing lines to unit drain stub, volume dampers, access doors, any and all steel gratings, sound traps and/or sound attenuators, any and all building management system with related wiring, water heaters and/or related flue pipe, high and low combustion air, any and all light bulbs, any and all appliances, condenser platforms and/or sheet metal covers, bumper guards, air balance for residential units with related certified report, air duct leakage testing, prevailing and/or union wage rates, payment and/or performance bonds, liability insurance if this project is a Condo, Townhome and/or PUD and if each unit will be sold separately, cutting, furring, framing, patching, painting and any and all other constructionrelated work. All ductwork will be in accordance with SMACNA standards. - All condensation lines for this building shall be performed by other trade. - All electrical & gas work for this building shall be performed by other trade. - All electrical work for bathroom fans, including fans, shall be provided & installed by other trade (electrician). - All wiring and control for the CO2 sensors, smoke detectors, and fire dampers shall be performed by the alarm subcontractor or low voltage trade. CO2 wiring, connection to motor & panel, switch gear, all by other trade. Any demolition, drywall, framing, stucco, painting and roofing work needed shall be done by other contractor. Roof Platform covers (sheet metal) are included for the HVAC equipment only. HVAC sub is not responsible to provide/install drywall, soffits or framing, to protect, separate or isolate fire protection or material of other trades or other areas/separation inside walls or exposed. Any action necessary to provide separation between HVAC materials/lines/piping, etc. and the materials of other trades shall be handled by other. This includes any necessary framing, construction of soffits, or drywall work which is deemed necessary (by other). - In the event that other trades need use of, or access to the soffits, it is understood that they must not in any way conflict with or hinder the ability of HVAC sub, to use the inside space of the soffits for HVAC-related materials. Roof penetrations, cutting and coring is included for the work relating to HVAC only. HVAC Sub is not responsible for and shall not perform cutting, coring, drilling, trenching, backfill, or patching of any kind for other equipment or any purpose other than HVAC. Any work necessary to provide support, backing or framing for HVAC materials/equipment, shall be done by other trade prior to HVAC installation. In the event that owner requests custom or specialty grilles, thermostats, etc. outside of what is in the Mechanical schedule and scope, the price is likely to be affected accordingly. The shock/vibration isolation for the condensers and fans (where necessary) are neoprene pads or vibration spring isolators, as indicated in plans. HVAC sub will not be held responsible for delays, damage, schedule inconsistency, etc. which is a result of concurrent work by/with other trades in confined work areas. In support of the project, HVAC sub will make every effort to coordinate and adjust to the need to work side by side with other trades.
