Use the app LandGlide to identify the owners of a beat-up property. Then, use IDIdata to find the owners' contact information. Call them and ask, 'Would you consider selling for the right price if you didn't have to pay a broker's commission?'

Or you can try sending a letter saying the same thing.

OR you can always try to win an on-the-market auction deal against people more experienced and willing to pay more.

Try getting 1,000 "No's" before you tell me this "doesn't work."

To do this, you'll need to drive around and identify the types of properties you want to buy, compile a list, research the owners' information, and contact them. I call this putting on your "broker hat."

Alternatively, you can try to convince brokers to work with you. However, most brokers already have buyers lined up for all their great deals and likely wouldn't want to take a risk on you; they’d want the certainty of close, which you, with your lack of experience, can’t provide.
