Concrete (Parking Spaces)
How much does parking REALLY cost? Everyone says it's expensive. How expensive is it? Here are our historical costs for the Type I garages, or what we call our "concrete boxes" Sometimes we put this box on grade, sometimes below grade.
If the box is below grade: shoring, excavation, waterproofing, and ventilation needs to be added to the cost of the concrete box, to get the $/Parking Space (not on this chart) It's always cheaper to do parking above grade.
Often you'll see a 5-story "wooden box" sitting on the top 2 levels of concrete: "5 over 2" - Podium Design Above-grade parking is not always possible due to zoning height limits, which is why we often have to put parking below grade.
The size of the building above it determines the $/GSF the parking adds to the cost of the building. Micro Units with below-grade parking result in a VERY high $/GSF price of the building; hence exit $/GSF has to be very high also.
